REAL ESTATE ACTIVITY

I have been involved in the purchase and sale of real estate, or their enhancement through interior design, for over eight years. Thanks to my long experience in the real estate market, legal education and over five years of experience in the field of notary as a real estate broker, I provide comprehensive advice and service in the area of pricing, purchase and sale of real estate.

Are you choosing, searching, can't find anything good to buy, or are you having trouble selling? In that case, a reliable real estate agent can be a "priceless service." My priorities include a fair approach and a high level of expertise.

PROPERTY SELECTION

I recommend the nehnutelnosti.sk portal for searching for apartments. The most important criterion when choosing is definitely the location. It is the only criterion that you cannot change after choosing. Think about whether you would prefer a larger, quiet space on the outskirts of the city, or a smaller, busier one close to full civic amenities.
The second decisive criterion is the condition of the property. The choice between a new and an older property should not be understood only from the point of view of price. Even if the vision of a significantly cheaper apartment in its original condition sounds much more acceptable to you, if you decide on a quality reconstruction to its current form, you can easily get to the price of a new apartment. Reconstructions are often very time-consuming and it is not always easy to find quality workers. That is why many people reach for older apartments in top locations that have undergone a complete reconstruction and are ready to move in. Check my website's portfolio for such unique offers.

FINANCING

Before buying, carefully calculate your financial capabilities. Most people plan to solve their new housing problem with a mortgage. They will most likely not provide you with this in full, you need to have saved up the rest of the property price or finance it with a consumer loan or mortgage another property. In order to be able to comfortably repay your new property, consult someone independent who has an overview of the conditions and differences in the assessment of applicants on the entire banking market. I have been working with a top financial advisor who is contracted by banks for years, and her valuable advice gained through many years of experience is free of charge. Do not forget that in addition to the installments, you will also have to manage energy and your other regular expenses. If you have cash available to pay for the property, use a notary's escrow or a bank escrow account as a means of security for both the buyer and the seller. The guarantor of this service, i.e. a notary or bank, will transfer the buyer's funds to the seller only after certain conditions have been met. Most often, the buyer becomes the owner of the property.

LEGAL ADVICE

The safest way to transfer real estate is with the help of a lawyer who is experienced in complex real estate transactions. Before signing a reservation contract, it is important to carefully study the title deed. Verify whether the seller is the real owner of the property, if so, in what proportion, and whether there is any encumbrance on the property - a lien, a real estate charge, or a foreclosure. This information can pose a serious obstacle to possible financing through a mortgage and can devalue the property overall.

PURCHASE CONTRACTS

Do not underestimate the preparation of a purchase contract, as it is the most important thing when transferring real estate. If you have no previous experience in preparing contracts, leave it to a lawyer. You can find freely available templates of simple contracts on the Internet, so it looks like an item on which you can save money. But remember that there is no one universal template for a purchase contract and therefore not every template is suitable for solving your situation. The signatures of sellers on purchase contracts must always be verified by a notary. You must submit two verified contracts together with the deposit proposals to the relevant cadastral department. You do not become the owner of the property according to the date specified in the purchase contract, but only by authorizing the deposit in the cadastre. The law obliges the cadastre to decide on the deposit proposal no later than 30 days from its delivery, which will cost you €100. If you are interested in an expedited procedure, which can take a maximum of 15 days, you will need a €300 stamp duty.
